Living Green in the City of Gold

Jerusalem has been called the City of Gold because much of the city is built of Jerusalem stone, which has a golden tinge. In the future it may also be known as "The City of Green." A Jerusalem developer, Gideon Neumann, is building a residential apartment complex as a "green project," in which the planning and construction is being done with low negative impact on to the environment. The new project, Agnon 11, is a 2,400 square meter plot situated in the fashionable Old Katamon neighborhood of Jerusalem near 8,000 square meters of natural woodlands of San Simon Park. While not in the center of Jerusalem, it is walking distance from religious centers, shops, and the Jerusalem Theatre. Neumann, an eighth generation Jerusalemite, believes that Jerusalem should have a strong population of year-round residents. Therefore, he designed this as a luxury project with high quality standards at prices that are more affordable to attract Israelis and new olim who value quality and want to live in Jerusalem. Agnon 11 is being designed by Carlos Prus, one of Jerusalem's leading architects, and Dafna Alexandroni, who specializes in preserving historical buildings. It will have 36 apartments, 24 of which will be located in a 13-story building and 12 in an annex of duplex garden cottages and penthouses. The apartments will be large and spacious with picturesque views. The public areas will include an elegant lobby, a private gym and an enclosed garden. The entrance, including the garden, will be restricted to its residents. As a "green project," the complex is being built to the exacting specifications of Israeli Standard 5281, which is used for constructing environmentally friendly buildings. This means that environmental issues are taken into consideration from the very early planning stages through the construction process. It also means insuring that the building is climatically friendly. According to an expert opinion, a properly designed house can reduce expances of heating and cooling as much as 75%. The process is being supervised by sustainable (Green) Building consultant Valentina Nelin. Prices range from $6,000 to $7,000 per square meter. The apartments are 145 square meters with four rooms and a balcony. The duplexes are 158 square meters with five rooms and a private garden.
