Rafael Advanced Defense Systems Ltd. has purchased 6.5 floors in the Cosmopolitan project being developed by Acro Group, The Phoenix, Yuvalim CityBoy, and Shabat Moshe in Tel Aviv. Transaction cost: about NIS 521 million (excluding VAT). The transaction was made as part of an agreement with the Israel Land Authority, under which Rafael will vacate its historic operations from the Horowitzky compound in the eastern part of the city.

The project is located in the heart of the Yitzhak Sadeh area, near the Carlebach light rail station – one of the city's main interchange stations, connecting the red and green lines. At the center of the complex is a public park with an ecological pool, lawns, fitness facilities, and a playground – an urban green lung that links the buildings to the developing environment.

In recent years, the Yitzhak Sadeh compound has been transforming into Tel Aviv’s new CBD (Central Business District), with the rise of towers, improved transport accessibility, and the presence of leading companies. Among the companies already operating in the area: Nvidia, Monday, Yotpo, and the law firms Herzog Fox Neeman and Shibolet.

Living, Working, and Community

Cosmopolitan is one of the largest and most ambitious mixed-use projects in Israel. It includes four towers surrounding a park open to the public, combining residential units, office spaces, commercial areas, an educational institution, and community life. The total area of the compound – about 17 dunams – will be developed in two phases: Cosmopolitan 1, which has already begun, and Cosmopolitan 2, which is still in the planning stage.

In the first phase, where Rafael will be located, two towers are being built: An office tower covering about 100,000 square meters, and another building combining residential, commercial, and office spaces. The residential tower will include 334 apartments with 2-5 rooms, along with mini-penthouses and penthouses. Construction is currently being carried out by Geodina, with occupancy expected in 2030.

In the second phase, planned for the Maariv Junction, two additional towers will be built – one for offices and another primarily for residential use, with 170 apartments. Cosmopolitan 1 was designed by the Yasky Mor Sivan architecture firm, and Cosmopolitan 2 is being designed by the Yashar Architects firm. The interior design of the public areas is overseen by architect Vered Gindi. The engineering group Waksman Group is managing the project.
